Boiler house refurbishment is the work Preou is best known for. A typical project strips an ageing plant room back to the walls and returns it with high-efficiency boilers on a cascade, new primary and secondary pumps, plate heat exchangers, pressurisation units, dosing and filtration, a compliant flue system and a new BMS, all flushed, treated, commissioned and handed over with record drawings.
Most of our boiler houses serve buildings that cannot simply be switched off. We plan shutdowns with the estates team in advance, bring in temporary boiler plant where heating or hot water has to stay on, and fit the heavy work into holiday periods so the system is back in service before the building needs it.

Strip-out and renewal
Safe isolation and removal of redundant boilers, pumps, pipework, flues and controls, including asbestos management where it is identified.
High-efficiency boiler plant
Modular and cascade boiler installations sized to the building, with low loss headers, plate heat exchangers and new pump sets.
Flues, gas and ventilation
Bespoke flue systems, gas safety circuits with solenoid valves, gas main upgrades and plant room ventilation checked against current standards.
Water quality
Degassers, air and dirt separators, side stream filtration, dosing pots and water softeners to protect the new plant for the long term.
BMS controls
Trend and Tridium control panels, live monitoring and heating history reporting, integrated with the existing building management system.
Handover
Flushing, pressure testing, commissioning and balancing, then O&M manuals, as-fitted drawings, logbook updates and staff training.

Can a boiler house be replaced without closing the building?
Yes. At La Sainte Union School we installed and maintained temporary hot water plant for a six-month programme so the school stayed fully operational, and at Goldsmiths we ran a temporary boiler plant so the campus had heating and hot water throughout the energy centre upgrade.
How long does a boiler house refurbishment take?
It depends on the plant. Chase Side Primary School was completed inside the five-week summer holiday. Laurel Park School, which included phased radiator replacement across the site, ran to a ten-week programme. We agree the programme with you before any plant is isolated.
Do you carry out the electrical and builders work as well?
Yes. Power supplies, controls wiring, containment, bases, flue openings, making good and decoration are managed by us as part of the package, so there is one contractor responsible for the plant room.
Are your engineers cleared to work in schools and hospitals?
Yes. Our engineers hold Enhanced DBS clearance and we work to each site's safeguarding rules, permits to work and RAMS approval process.
